The Queendom of Morheim has long held the pursuit of technical excellence and knowledge in high regard. As a result we have high numbers of University graduates in science and engineering subjects who find it difficult to get a job relevant to their degree, and while this has encouraged entraperneurs and competition it has seen a high number of graduates unable to fulfil their potential. With this in mind the government of Morheim have decieded to establish a new model city 20km south of the captial of St. Pauli.

The following facilities have already been established.

1. A new University dedicated to Science and Engineering. This will feature state of the art facilities and cater for approx 5,000 students.

2. An Engineering hub. A series of 25 dedicated prefabricated units, each of these is equipped with solar panels, broadband internet, road access and measuring approx 80,000m2. This can be easily customised internally.

3.A Science hub. A series of 25 dedicated prefabricated science labs each equipped with air filtering systems, fire safety systems, broadband internet access, road access, solar and wind power systems. Each measuring approx 60,000m2.

4. A dry docks, this is capable of carrying up to naval aircraft carriers.

5. A building housing wind tunnels.

6. A small business city. Empty units equipped with broadband, solar panels, road access and measuring around 20,000m2

7. Residential space for approximately 200,000 people, along with all associated leisure and service industries required.

We are looking for foreign companies willing to either set up in Morheim or open a branch of business. We hope these companies will be able to benefit from the high number of graduates in the nation who are looking for work in these fields.

Any companies basing themselves here or opening a branch will receive the following benefits


*No business rates for 5 years
*Waiving of import/export duties for companies employing more than 400 East Moreland citizens
*50% discount on the use of University facilities, 25% discount on use of dry docks and wind tunnels.
*Fast Tract Work Visas for existing staff
*Reduced rates of tax for meeting set numbers of Morheim citizens employed.

There are however certain conditions to being allowed to operate here.
*Companies must provide ten Morheim students with at least three weeks worth of work experience each year.
*Companies based there will be expected to collaborate with at least one other company on at least one project every five years.

The dry dock facilities that have been built at NewTech City are intended to be used by a variety of agencies and companies to aid in their research, development and maintenance projects. With this in mind we can not then provide exclusive access. As we also have no diplomatic contact with Allied States we would be unwilling to allow their military vessels to dock here unless in emergency. We would however like to explore other avenues that would allow you to operate in NewTech City. We would purpose the construction of a 2nd Dry Dock, which we would be willing to grant exclusive access to for certain types of vessels. We propose a 50/50 division of the split of building this and upon construction being completed would allow CAM exclusive access for a period of 20 years rent free, after which time negotiations of rent payments would need to be taken or either party may buy out the other.

(OOC- Not being an expert on the cost of dry docks I did some googling. I'd expect a military standard dry dock to be double the size of this one which I found. http://www.bachy-soletanche.com/SBF/sitev4_uk.nsf/technique/concarneau-dry-dock/$file/A390.pdf and cost 11.5million Euro. So for easy maths lets say the cost of building would be $23million in total.)

The terms are ... 0% interest for the first 2 years, afterward 5% interest calculated on a per-year basis. Payment can be done at any time, with interest totaled the first Monday of every month.

It was issued by ... DavidLand Capital Bank.
Under the laws of the Kingdom of DavidLand, only domestic investments are guaranteed. As a result, foreign investments require foreign guarantee, in the form of insuring the bank is able to pay the initial deposit. In addition, the guarantee issuer must insure a safe method of money transfer. In this loan, collateral is not required to be guaranteed as LiTech Corp. has used domestic assets as collateral.

The bank is the largest bank in DavidLand, and is a member of the Treasury Board of DavidLand. The bank has not been issued any citations by the Kingdom of DavidLand Treasury or the Kingdom of DavidLand Ministry of Industry.
